Article 1. Landlord’s Liability

The landlord cannot be held responsible for any disruption, alteration, or obstruction of the tenant’s stay, if this is the result of unforeseen or insurmountable events outside their control. The landlord is not responsible for any inconvenience caused by the actions of third parties, such as the municipality, province, etc. The landlord is also not liable for interruptions in water or electricity supply. The landlord disclaims any responsibility for the loss, theft, or damage of luggage, personal property, or vehicles, as well as for costs arising from failure to reach Villa Zendo on time, and the direct and indirect consequences of injury resulting from an accident in or around Villa Zendo.

Article 2. Reservation and Payment

A reservation is valid from the moment the landlord receives the deposit according to the terms in the booking confirmation. Payment of the deposit implies that the tenant has read and agrees to the general rental conditions and property description.

The remaining balance must be paid according to the deadline specified in the booking confirmation. In case of non-payment, cancellation will apply as per Article 3, and Villa Zendo can be re-rented. Prices are inclusive of VAT and taxes, and apply as stated.

Article 3. Cancellation by the Tenant

  • Cancellation 61+ days before arrival: 0% charge

  • Cancellation between 60 and 31 days before arrival: 25% charge

  • Cancellation 30 or fewer days before arrival: 100% charge

  • Cancellation during the stay: 100% charge

Article 4. Cancellation by the Landlord

In the event of a cancellation by the landlord, all amounts already paid will be fully refunded.

Article 5. Complaints and Disputes

Complaints should be reported directly via phone, WhatsApp, or email to the manager.

Article 6. Description

All information is provided in good faith. Changes will be communicated, but are not the responsibility of the landlord.

Article 7. Arrival and Departure

Check-in: from 16:00 Check-out: no later than 10:00

Article 8. Maximum Number of Occupants

A maximum of 4 persons allowed. This accomodation is not suitable for children.

Article 9. House Rules Villa Zendo

  • Smoking inside is prohibited

  • Pets are not allowed

  • No paper to be flushed down the toilet

  • Diving in the pool is prohibited

  • Do not use the stove as an open fire

  • No fires allowed on the surrounding fields

  • Noise must be limited between 20:00 and 10:00

  • Close windows/doors when using air conditioning and when leaving the house

  • Use of suncreme in the pool is not allowed

Article 10. Damage and Liability

The tenant is responsible for any damage. Report damage directly to the manager.

Article 11. Security Deposit

A security deposit of €300 must be paid in advance. Refund will be made within 1 week after departure, after deduction of any damage or additional costs.

Article 12. Cleaning

The property must be left clean and tidy. Waste should be disposed of at the waste bin at the exit of the paved road: MA-125

Article 13. Fair Use Policy for Air Conditioning / electra/ additional costs

A maximum of 10 kWh per day is included. Any excess will be deducted from the security deposit at a rate of €0.35 per additional kWh. 

Wood for the wood stoof can be bought for €15,- per basket, please ask the managers of Villa Zendo about it on your arrival day, if needed.
